Hanwell is the one part of our patch where parking is never the problem. W7 sits over the Brent valley on the far side of Ealing and it has always held the cheaper period stock in the borough, though that is shifting and the Elizabeth line is why. We take work here every week, mostly carpets and move out cleans.
What W7 looks like from the van
Victorian and Edwardian terrace down towards the river, interwar semis on the higher ground, and a handful of cottages older than the railway. Front gardens are bigger than in W5 and the roads are wider, so parking is the least of our problems out here, which after a morning spent working round a controlled bay near the Broadway feels close to a holiday.
Landlords, licences and why the phone rings
Ealing Council runs selective licensing across parts of the borough. Hobbayne ward, which takes in a slice of north Hanwell, sits in the designation that started on 3 January 2023 and runs to 2 January 2028. A licensed property gets inspected, and an inspection is exactly the sort of thing that makes a landlord look properly at the state of the carpets. A good share of our W7 work arrives that way. Check the council’s own map before assuming your street is in or out, because the boundary follows ward lines rather than postcodes.
The clock tower end
Most of our Hanwell bookings sit within a few minutes of the clock tower on the Uxbridge Road. Carpet work is £36 a bedroom and £43 a living room with stairs at £41 a flight, and a three bedroom terrace here usually comes to four rooms and one flight. Move out cleans start at £156 for a studio and run to £339 for a three bedroom house. Between them the two jobs are most of our week in W7, and they often go together, because a tenant who is losing a deposit over the carpets books both at once.
Down by the locks
Towards the flight of locks on the Grand Union the housing gets older, and some of those floors are solid with nothing underneath them. On a solid floor we work drier and finish with an air mover, because a wool rug on cold concrete takes a day and a half to dry if you soak it. Mention it when you book and we will bring the mover rather than promising to come back with one.
Getting here
We come across from West Ealing, five minutes on a clear run and fifteen when the Uxbridge Road is backed up at Boston Road. No. W7 is on the same round as West Ealing and the prices are identical. The only thing that changes is the start time, because we come across once the Uxbridge Road has settled down.
