Hanger Hill is the high ground around Hanger Lane, the stretch of the North Circular that runs north from Ealing Common. The hill has two conservation-area estates. The Haymills estate, a conservation area since 1996, is laid out in crescents on the site of Hanger Hill House, with Tudor Revival, Neo-Georgian and Moderne houses sharing the same streets. Hanger Hill Park keeps a fragment of oak woodland at its western end, now a nature reserve. The nearest stations are Hanger Lane on the Central line and Park Royal on the Piccadilly line, with North Ealing and West Acton not far off.
The second estate, Hanger Hill Garden Estate, is over in W3: 361 half-timbered houses and 258 flats built between 1928 and 1936 on ground that had been an aerodrome, and a conservation area since 1969. If you live on that side, give us a ring with the road name and we can say on the call whether the day you want is possible.
Rugs on the wood floors
A lot of houses from this period were built with wood block or strip floors downstairs. Where those have been brought back into use, the sitting room tends to have a large rug on the wood, with fitted carpet kept for the stairs and bedrooms. A rug over 3 square metres is £51, a smaller one £35. We clean it where it lies, rolling it back to slip a sheet underneath, so no water reaches the blocks, and the fringe gets combed straight by hand at the end.
Which side of Hanger Lane
The North Circular runs straight through the hill, and crossing it at a busy hour can add a good while to the drive. When you book, tell us which side of Hanger Lane you are on and whether the van can use your drive. Houses facing the main road tend to collect a greasy grey film on the carpet nearest the front door and the windows, and a pre-spray left to work for a few minutes loosens it before the extraction passes.
Adding it up
The prices match the rest of W5. Four bedrooms, a sitting room, and the hall with its stairs and landing make £259 in total: four rooms at £36, the sitting room at £43 and the entrance hall with its flight and landing at £72. With a large rug on the wood floor of the front room it comes to £310. If the front and back rooms are now one long through lounge, that room is £61, and the house before the rug is £277.
